In 2017 our Association became one of the first condo buildings in Waikiki to ban all types of smoking. We proudly made this amendment to our Governing Documents to protect the health of our current and future residents. Please report violations to the Resident Manager.

Are vacation rentals allowed in the Waikiki Lanais?

No. The Waikiki Lanais is currently subject to the 30-day minimum rental zoning of Waikiki’s Apartment Precinct. The Department of Planning & Permitting has written three letters to the AOAO’s Board of Directors explaining that they are not allowed. (Download the letters here).

Mayor Blangiardi signed Bill 41 that became Ordinance 22-7 on April 26, 2022 that fine-tuned the regulations to better protect residential neighborhoods (including Waikiki’s Apartment Precinct) and housing stock.

Is it against the law to give a renter a 30-day rental contract at a certain price, but to have an understanding (written or unwritten) that they would, in fact, only occupy the apartment for a shorter amount of time, and be required to pay a different price if they wanted to stay the full 30-consecutive days?

Where may I report a suspected illegal short-term/vacation rental?

Information to report an illegal short-term/vacation rental is available on the City & County of Honolulu Department of Planning & Permitting’s website. Click here to find how to submit a report.

A new Occupant is going to be in my Apartment; what do I or my property manager need to do?

You or your property manager need to complete an Occupancy Information to Resident Manager Form at least 24-hours in advance of the Occupant’s arrival. You also need to instruct the Occupant to complete a Resident Registration Form and submit it to the Resident Manager’s office no later than 24-hours after arrival or on the next business day. Failure to submit required forms is a violation of the House Rules and may be subject to fines. Refer to the House Rules for more details.

Is Waikiki Lanais a non-smoking building?

Yes. In 2017 the majority of the AOAO voted to ban all types of smoking on the property in order to provide safer air quality for all residents.

Smoking of any variety and substance is not allowed inside Apartments, on Lanais, or in any Common Areas (including but not limited to stairwells, rooftop, pool deck, and garage areas).

Real estate professionals know that smoking bans in buildings also increase property value.

If the Board votes to designate a smoking area on the Premises and that smoking area is misused, the Board will vote to terminate the designated smoking area. Misuse includes, but is not limited to, cigarettes butts found in the smoking area, the garage, and other areas of the Premises; trash, bottles and cans left in the smoking area.

I am an Owner; how may I see the meeting minutes available on this website?

You may request a password from the Resident or Site Manager to view or download all meeting minutes since 2017.  Please remember that the meeting minutes taken from this website are provided solely as a source of information to Owners in the AOAO Waikiki Lanais regarding what transpired at Board Meetings, and may not be used in any way for real estate transactions, financing, or any other purposes.

Does Waikiki Lanais have extra parking stalls on the Premises for rent?

Yes. The AOAO manages several parking stalls that are not appurtenant to specific Apartments and are rented on a month-to-month, first-come, first-served basis, with priority given to Residents of the building. A waitlist is started when all the parking stalls are rented. Those interested in more information may contact the Resident Manager’s office.

Does Waikiki Lanais have storage lockers on the Premises for rent?

Yes. Our building has a storage room with storage lockers for rent. Contact the Resident Manager for more information about availability and any waitlist.
